Commercial roofing systems represent a significant investment. Buildings are exposed to all kinds of wear and tear, including severe rain and winter damage. All too often, it’s easy to forget about roof maintenance until water damage becomes obvious through leaks and sagging.

In the case of flat roofing and parapet walls, common for commercial buildings, this is a particularly frequent problem. Longevity, sustainability, and energy efficiency are just a few of the factors you’ll need to consider when protecting your commercial property from the elements and the test of time.

Whether you own or manage an office building, a multi-family building, a school or hospital facility, understanding what’s available and what you can do to maintain and even upgrade your current roof system will lead to greater savings, energy efficiency, and peace of mind.

Today’s marketplace offers a broad range of commercial roofing products and alternatives. Most buildings are built with a flat or low-slope rooftop, while multi-family units are most commonly designed with a pitched roof, much like that of a standalone home.

Whether managing your building’s maintenance or looking to replace your roof, it’s important to familiarize yourself with the different types of roofing systems out there. To help you gain a greater understanding of this, we’ve included the following list of products and materials available today.

Commercial Metal Roofing

Commercial Roofing Types

Built-Up (BUR) Membrane

Built-up roofing is a popular tar-and-gravel roof commonly known as BUR. It is built through multiple layers or piles allowing you to vary the number layers to meet durability or cost requirements. It's one of the most cost-effective and toughest roof types available in today’s market.

Commercial Metal Roofing

The three most common types of metal roofing include corrugated panel, standing seam and metal shingles. These systems come in aluminum or steel and provide superior weather protection and double the lifetime of most single ply systems. Metal roofing also requires less maintenance.

Green Roofing Systems

These systems utilize a top layer of plant life and are either partially or completely covered over a layer of waterproof membrane. They reduce water runoff, greatly limit heat gain and purify the surrounding air. They offer a more sustainable, environmentally friendly alternative.

Modified Bitumen Roofing

Modified Bitumen uses the same materials as BUR, but in a modified way. It is a self-adhering sheet that offers the same durability without the torching and chemical fumes. It uses reinforced fabrics that are generally fastened to rooftops as two-ply systems that can be applied both hot or cold.

Thermoset (EPDM) Membrane

Well known for its high performance and durability, it is made from a single-ply rubber material. It boasts strong resistance to ozone and ultraviolet light, and offers greater flexibility in colder temperatures. It has reflective properties that help lower cooling costs during the summer months.

Thermoplastic (PVC & TPO)

This is a membrane or ply molded by extreme heat. The membranes have very strong seams, are lightweight, highly reflective and provide excellent resistance to UV light, most chemicals and bacteria. It is a very popular method for restaurants and businesses that require heavy ventilation.

Common Commercial Roofing

Our commercial roofing contractors are experts in offering quality solutions, superior craftsmanship and fair pricing. Here are some of the common roofing systems we work with.

Flat and Low Slope Roofs

Most commonly found in large commercial buildings such as offices, warehouses, shopping centers and box stores, while low slope roofs can also be found on apartments and industrial buildings facilitating water runoff.

Pitched, Hip and Gable Roofs

These roof styles slope downwards, typically in two to four parts from a central ridge. Less commonly found in commercial buildings, they can include a wide variety of materials such as metal roofing, asphalt shingles, slate or cedar.
